CHALLENGE

Host & Stay needed to stand out in a crowded holiday property management market dominated by established national brands. The challenge was creating a campaign that quickly communicated why property owners should switch – moving beyond generic service messages to demonstrate a clear commercial advantage.

IDEA

Property owners don't buy property management. They buy confidence that someone else will maximise the return on their investment.

The campaign shifted the conversation away from services and towards outcomes, positioning Host & Stay as the partner that removes the hassle of managing holiday lets while delivering stronger financial returns.

STRATEGY

I led the creative strategy and campaign development, building messaging around the two things owners valued most: complete peace of mind and increased revenue. Rather than competing with platforms like Airbnb and Booking.com, we reframed them as part of the solution – showing how Host & Stay's intelligent OTA integration could generate up to 30% more revenue while its fully managed service removed the day-to-day burden of ownership.

This strategic proposition was translated into a targeted digital campaign, using clear, benefit-led messaging and performance-focused creative to engage owners actively looking for a better alternative.

IMPACT

A 43% reduction in Cost Per Lead and a 200% increase in conversion rate demonstrated the power of clear positioning and focused messaging. By reframing Host & Stay around the outcomes owners valued most, the campaign attracted higher-quality leads, improved campaign efficiency and delivered measurable commercial growth.
